How to read these numbers
- A median is not an estimate of your home. It is the middle of a set of recent sales across an entire city, which averages over very different neighborhoods and property types.
- Public-record transfers — intra-family deeds, foreclosure filings, and similar — are excluded before any median is computed. Left in, a nominal $1 transfer would drag the figure down and misrepresent the market.
- Every figure carries its source and the date it was pulled. If a number appears without both, treat it as unverified.
