Oxnard is Ventura County’s biggest city (just over 200,000 people) and the most misunderstood. It’s the coast — you’re closer to the ocean than most Camarillo houses — but it’s also agriculture, a Navy base, a harbor, and a working downtown. The buyers who learn Oxnard are the ones who realize how much more house their budget buys here.
Geographically, Oxnard is the coastal plain between the Santa Clara River and Point Mugu, with Channel Islands Harbor cutting into it. Housing stock is spread across Riverpark (2000s master-planned), Oxnard Shores and Hollywood Beach (coastal), Victoria Estates and Heritage Square (older), and Rose Park / Oxnard Plain (older single-family).
Prices are the headline. You can buy a three-bedroom here for under $700K in places where the equivalent Camarillo or Ventura home would be north of $950K. The tradeoff is that Oxnard isn’t homogenous — a four-block walk can take you between very different zip-code feelings. That’s why hyper-local matters here more than anywhere else in the county.
The honest take
A real working coastal city — farms, fishing, naval, a harbor. Mixed-use, mixed-income, and unpretentious.
Metrolink station downtown — the only true rail option in the county. Drivers get on 101 at Rose or Rice.
Block-by-block variation. Pricing, housing stock, and renovation levels can change meaningfully across a few streets — so the property research matters more here than in a tract subdivision. Walk the block before writing the offer.

You can also request a public-records report by address through the OPD records division. Buyers comparing neighborhoods should rely on those sources rather than anecdote — and walk a block at the times of day they'd actually be living there. Yes. Oxnard has roughly six miles of coastline, including Silver Strand, Hollywood Beach, Oxnard Beach Park, and Mandalay. You can live a block from sand and still drive under 20 minutes to Camarillo for a Costco run.
Driving the 101 is 80-110 minutes to West LA in morning traffic. The better option for most Oxnard commuters is Metrolink — the downtown Oxnard station has 4-6 weekday trains to LA Union, each ~1hr 50. Plenty of Oxnard buyers do this three days a week and drive the other two.
The median closed sale in Oxnard is currently around $780,000. That’s well below Camarillo ($960K) and Ventura ($925K). The spread is wide: downtown and Rose Park closings happen in the $550-700K range, while Hollywood Beach and Mandalay Bay waterfront clear $1.5-3M.
A mix of supply and inventory factors: Oxnard has a larger total housing supply, more variation in housing stock age and condition, and a wider range of property types from beachfront to inland to historic downtown. School district boundaries also differ from Camarillo's. Buyers who do well in Oxnard are the ones who research specific blocks, condition, and renovation level — the difference between two homes a few streets apart can be larger here than in tract subdivisions elsewhere in the county.
Three distinct options. Oxnard Shores and Hollywood Beach are the on-the-sand neighborhoods — beach cottages and 80s condos with surf at the doorstep, popular for short-term rentals. Mandalay Bay and Seabridge are the waterfront neighborhoods, with private docks behind the houses and direct harbor access. Silver Strand sits between Hollywood Beach and the Channel Islands Harbor — narrower lots, smaller houses, lower entry price than Hollywood Beach.
Yes — and Oxnard is the only city in Ventura County where you can keep a boat in your backyard. Mandalay Bay and Seabridge have private docks behind individual homes (most accommodate 30-50 ft vessels). Channel Islands Harbor has full-service marina slips for owners who don't have private docks. Boat ownership and harbor lifestyle is one of the top reasons buyers from out of county settle on Oxnard.
Oxnard often gets more coastal fog than Camarillo, particularly in May and June. Coastal neighborhoods (Hollywood Beach, Oxnard Shores, Mandalay) can see fog burn off slowly through midday. Inland Oxnard (Riverpark, Rose Park, Victoria Estates) clears earlier. Fog is the price of beach proximity — buyers who want consistent sunshine generally pick Camarillo or eastern Ventura County instead.
Riverpark is newer (mostly 2005-2015) and more centralized — one master-planned community with The Collection retail, parks, and schools all integrated into the layout. Camarillo's master-planned neighborhoods (Mission Oaks, Village at the Park, Sterling Hills) are spread across different decades and developers. Pricing is similar at the entry level (~$700-900K), but Riverpark generally has larger floor plans for the dollar.
Naval Base Ventura County has two installations near Oxnard: Point Mugu (south, naval air operations) and Port Hueneme (west, naval construction battalions). Active-duty households often look at Oxnard for proximity, particularly Port Hueneme, Silver Strand, and the south-side Oxnard Plain. VA loans are extremely common in these markets — most agents in Oxnard transact dozens of VA-financed deals per year.
Possible but increasingly rare in 2026. Distressed and original-condition single-family homes in older neighborhoods occasionally come to market in the $500-600K range, but they typically need substantial work and move quickly. Investors and contractor-buyers are the most active here. Setting up an MLS alert and being ready to write same-day offers is the practical approach for this segment.
Yes. Casa Coronado is the most established 55+ community in central Oxnard, with single-story townhomes and condos. Oxnard Beach Tower (a high-rise on the coast) has a 55+ section. There are also smaller 55+ pockets within larger communities. Verify age-restriction status during disclosure review — a few buildings are 55+ in some sections only.
Roughly 1 hour 50 minutes, with 4-6 weekday departures depending on schedule. Morning trains generally run between 5:30am and 8:00am, with a few midday and evening returns. Many Oxnard buyers structure their week around 2-3 days of in-office work and Metrolink the commute on those days. The downtown Oxnard station also has limited paid parking and Uber drop-off.
They're separate cities but share the same coastline and overlap economically. Port Hueneme is smaller (about 22,000 people) with its own city government, smaller-lot housing stock, and a city-operated beach. Oxnard surrounds Port Hueneme on three sides. School districts differ (Hueneme School District K-8 covers most of Port Hueneme). Pricing in Port Hueneme tends to run slightly below comparable Oxnard neighborhoods.
