Moorpark is a small city — about 36,000 people — on the eastern edge of central Ventura County, between Simi Valley and Camarillo. The city is bordered by agricultural land on three sides, which gives Moorpark a distinct semi-rural feel even within the master-planned tract subdivisions that make up most of its housing stock. School quality is the city's strongest brand — Moorpark Unified School District is consistently top-quartile.

Geographically, Moorpark sits along the 23 freeway corridor, providing relatively easy access to both the 101 (Camarillo / Conejo Valley) and the 118 (Simi Valley / West Valley). Housing stock is concentrated in 80s-2000s tract subdivisions across Mountain Meadows, Campus Park, and Country Club Estates, plus older central Moorpark and newer infill in Spring Road. Above the city, the foothills give way to working ranches and the agricultural belt that defines the city's edge.

Pricing runs slightly below Camarillo at the median but above Simi Valley. Buyers who land in Moorpark are usually drawn by the schools, the small-town feel, and the cleaner separation from LA — Moorpark feels meaningfully more rural than Thousand Oaks while still keeping commute access manageable.
