About 125,000 people live across a chain of established suburban neighborhoods running between the 118 freeway and the foothills. The city has consistently ranked among the safest in California for cities of its size — a reputation that drives a steady stream of family-residence demand.

The market here is shaped by geography. Simi is bounded on three sides by hills and on the east by the LA County line at Chatsworth. Housing stock spans 1960s-70s ranch homes in the central core, 80s-2000s tract construction across the rolling north-side hillsides, and newer custom builds in Wood Ranch and the western hillsides. Most Simi residents commute east to the West San Fernando Valley (Chatsworth, Northridge) rather than south through the Conejo Grade.

Pricing sits between Camarillo and Thousand Oaks at the median. Buyers leaving the West Valley for more space, lower crime, and stronger school zoning regularly land in Simi — particularly Wood Ranch on the higher end and central Simi for the value tier. The 118 commute is faster than the 101 corridor for most West Valley/LA destinations, which surprises buyers who haven't lived here.

Geographic isolation. Simi feels separate from the rest of Ventura County — the Conejo Grade and Santa Susana Pass are both real barriers. If you want easy weekly access to Camarillo or Oxnard, you'll feel the distance.
