Thousand Oaks is the largest city in the Conejo Valley and the most expensive in Ventura County. About 130,000 people live across a chain of master-planned and tract communities running along the 101 between the Santa Monica Mountains and the Santa Susana range. The city consistently ranks high nationally for safety, schools, and quality of life.
Geographically, Thousand Oaks straddles the Ventura/LA county line at the eastern edge of Ventura County — Westlake Village sits across that line. Housing stock spans 1960s-70s ranch homes in the Conejo Oaks core, 80s-90s tract construction in North Ranch and Lynn Ranch, and 2000s-2010s newer construction in Dos Vientos and Sunrise Country Club. Most of the city is a 30-45 minute drive to Calabasas/Westlake and 45-70 minutes to Sherman Oaks/West LA.
The market is constrained on the supply side. Conejo Valley Unified School District ranking and proximity to LA produce steady demand that absorbs new inventory quickly — well-priced homes regularly receive multiple offers within the first week. Buyers leaving West LA, the Valley, or Calabasas for more space at lower (but not low) prices form the core of the buyer pool.
The honest take
Polished suburbia. The Oaks Mall, the Civic Arts Plaza, and a string of master-planned subdivisions. Quiet, settled, and intentional in its planning.
Closest LA proximity in the county — 30-45 min to Calabasas/Westlake, 45-70 min to Sherman Oaks/West LA. The 101 in this stretch is the most congested in Ventura County during morning rush.
Price ceiling. The bar to entry is the highest in the county — sub-$1M single-family is rare, and most of the desirable Conejo Valley schools require at least $1.2M. If you want value per square foot, look west to Camarillo or Oxnard.

Depends on your priorities. Thousand Oaks adds 15-30 minutes of LA commute time savings, the Conejo Valley Unified School District (slightly stronger ranking than Pleasant Valley), and the specific Conejo Valley aesthetic — wider streets, more master-planned consistency, more polish. Camarillo offers 15-30% more square footage per dollar plus easier 101 west-bound logistics. If your daily life involves LA, Thousand Oaks earns the premium; if it doesn't, Camarillo is the better value.
Westlake Village straddles the Ventura/LA county line — the Ventura side is essentially indistinguishable from North Thousand Oaks, while the LA side (Calabasas-adjacent) trends slightly higher in price and more LA-oriented in feel. Many buyers consider the two markets together; school zoning is the practical differentiator (Conejo Valley Unified vs Las Virgenes Unified). Both are top-quartile.
The median closed sale in Thousand Oaks is currently around $1.18M — the highest in Ventura County. Conejo Oaks core trades below median; North Ranch and Sunrise Country Club well above. Newbury Park and Dos Vientos generally bracket the median.
On standardized metrics — test scores, college-prep outcomes, teacher experience — Conejo Valley Unified consistently outperforms most LAUSD comparable zones. The variance in LAUSD is very high (excellent schools and struggling schools in the same district); CVUSD's floor is meaningfully higher across the board. Many of the buyers leaving LA for Thousand Oaks cite school zoning as the primary reason.
Driving 101 to West LA is typically 55-85 minutes in morning traffic, depending on the destination and exact start time. Reverse-commute in the afternoon shaves 15-25 minutes off. Many Thousand Oaks residents work hybrid schedules — 2-3 days in the office, 2-3 days remote. Metrolink is not a practical option from this part of the county; the nearest station is Moorpark.
Both are established Thousand Oaks suburbs, but they're different vintages and price points. North Ranch is the larger-lot, executive-home segment — 80s-90s tract construction with larger floor plans, golf course adjacency, and pricing typically 20-40% above Lynn Ranch. Lynn Ranch is more 70s-80s, smaller lots, more cul-de-sac neighborhoods, settled and quieter. North Ranch buyers are often executive relocations; Lynn Ranch buyers are often Conejo Valley families staying in CVUSD.
A few — University Village (associated with Cal Lutheran) and several smaller condo communities have 55+ sections. Buyers prioritizing 55+ inventory typically also look at Camarillo Springs and Leisure Village in Camarillo, where the 55+ market is deeper.
Newbury Park is technically a separate community but is part of the City of Thousand Oaks for municipal purposes — same city government, same school district (CVUSD), same zip-code grouping for postal purposes. Newbury Park has its own commercial area and a slightly different feel than the Thousand Oaks core, with newer master-planned developments and a slightly lower price ceiling.
Yes — Thousand Oaks sees Santa Ana winds in October and November, with occasional fire-risk and PSPS (Public Safety Power Shutoff) events in the eastern Conejo Valley and the foothill neighborhoods. Buyers in higher-elevation neighborhoods (parts of North Ranch, Sunrise CC, Dos Vientos foothill blocks) should verify PSPS status and home insurance availability during inspection.
Around the median Thousand Oaks single-family: a 4-bed, 2,200-2,800 sqft updated home in Lynn Ranch, the entry tier of North Ranch, Dos Vientos, or central Newbury Park. View premiums and golf-course adjacency push above $1.5M; older Conejo Oaks core homes can be under $1.5M but typically need updating.
The Ventura County Sheriff's Department provides police services to Thousand Oaks and publishes a public crime map you can filter by address and date range. FBI Uniform Crime Report data is also published per agency. Look at the specific blocks you're considering rather than a city-wide figure — one citywide number averages across very different neighborhoods and won't tell you much about a particular street.
The Bank of America Performing Arts Center (formerly Civic Arts Plaza) is the city's flagship cultural venue — a 1,800-seat theater hosting touring Broadway, the New West Symphony, and a steady calendar of regional acts. It anchors the city's cultural identity along with the Gardens of the World and the Conejo Players Theatre.
