Ventura County · City Guide
The unincorporated county island: top-tier Oak Park Unified schools, gated and master-planned, and the most distinctive small community in eastern Ventura County.
Source: Redfin. Figures as of July 2026.
Oak Park is an unincorporated census-designated place in eastern Ventura County, surrounded by the City of Thousand Oaks but governed by the County of Ventura. About 14,000 people live across a tightly defined community of master-planned subdivisions, with Oak Park Unified School District (its own district, separate from CVUSD) consistently ranked among the top public school districts in California.
Geographically, Oak Park sits in the Conejo Valley between Agoura Hills (LA County) and central Thousand Oaks. The community is essentially landlocked by these neighbors, which constrains supply and keeps pricing elevated. Housing stock is concentrated in 1980s-2000s master-planned subdivisions — Oak Hills, Country View, and a series of gated communities along the foothills.
Buyers in Oak Park are almost universally drawn by the school district. OPUSD's elementary, middle, and high school all rank in the top 1-3% of California public schools by standardized metrics. The community attracts a very specific buyer profile — high-income households prioritizing education above all other variables — and pricing reflects that demand.
The honest take
Tightly-knit, school-district-driven, master-planned. A small community where most residents know their elementary school staff by name and the school district sets the social calendar.
Slightly closer to LA than central Thousand Oaks via the 101 corridor — 50-75 min to West LA. The 101 access via Lindero Canyon Road and Kanan Road is the standard commute.
Limited inventory and high entry price. Oak Park typically has 25-40 active listings citywide. Sub-$1M single-family is essentially unavailable; the entry tier is $1.1M+.

Good to know
Two reasons: school district and supply constraint. Oak Park Unified School District ranks among the top 1-3% of California public schools by standardized metrics, attracting a very high-income, education-prioritizing buyer pool. Oak Park is also a small, tightly-defined community surrounded by other built-out cities, which keeps inventory consistently constrained. The combination produces sustained pricing pressure.
Ventura County, but unincorporated. Oak Park is a census-designated place under Ventura County government — not incorporated as its own city, not part of Thousand Oaks. The county provides services; the community has its own school district (Oak Park Unified) and identity.
Different jurisdiction, different school district, different feel. Oak Park is unincorporated Ventura County (vs Thousand Oaks's city government), uses Oak Park Unified School District (vs Conejo Valley Unified), and has its own distinct community identity. Geographically it's a small island within the eastern Conejo Valley but it operates separately.
Among the very top tier. Oak Park Unified consistently ranks in the top 1-3% of California public school districts by standardized metrics. Oak Park HS in particular produces multiple National Merit Scholars annually and ranks among the top 100 public high schools nationally. The district is small (one elementary, one middle, one high school), which contributes to its consistency.
Both are top-tier districts. OPUSD edges LVUSD on some standardized metrics; LVUSD has a larger total student body and more diversity of campus options. Pricing in Oak Park runs 20-40% below comparable Calabasas inventory at the median — the value play for buyers prioritizing OPUSD over LVUSD branding.
Around $1.32M — among the highest in Ventura County. Older established tract single-family trades below; Country View and Stonegate above. Foothill custom builds and the Estates regularly clear $2M+.
Yes — Stonegate, the Estates, and several smaller gated subdivisions. About 25-35% of the Oak Park luxury inventory is in gated subdivisions; older Oak Hills neighborhoods are not gated by HOA.
Closer than from Camarillo or Simi Valley. 50-75 minutes to West LA via the 101 in morning traffic. Many Oak Park residents work hybrid; the LA commute is feasible for 2-3 days per week. Daily 5-day-a-week LA commutes are uncommon but workable for some.
