Ventura County · City Guide
The small coastal naval city: city-operated beach, military-heavy demographics, and the most affordable beach-adjacent housing in Ventura County.
Source: Redfin. Figures as of July 2026.
Port Hueneme is a small coastal city of about 22,000 people, surrounded on three sides by Oxnard and home to Naval Base Ventura County's Port Hueneme installation. The city operates its own government, school district (Hueneme School District K-8), and a public beach with one of the more accessible coastal facilities in the region. Pricing is the most affordable in central Ventura County coastal housing.
Geographically, Port Hueneme is the southern coastal edge of Ventura County, with the Channel Islands Harbor on the east side and the open ocean on the south and west. Housing stock is concentrated in older single-family neighborhoods, smaller-lot beach-adjacent properties, and a mix of newer condo developments. The naval base anchors the local economy and shapes much of the buyer demographic.
Buyers in Port Hueneme are usually active-duty or veteran military, first-time buyers attracted by the lowest beach-adjacent pricing in the county, or investor-buyers targeting rental yield. VA financing is extremely common — often the majority of transactions in any given month.
The honest take
Small coastal naval city — working-class, unpretentious, and tightly tied to the Naval Base economy. Close-knit community feel; many residents have multi-generational ties to the area.
Most working-age residents work at Naval Base Ventura County (5-10 min) or commute into Oxnard or Camarillo (10-20 min). LA commutes are uncommon and impractical.
Smaller commercial core than neighboring Oxnard. Most retail and services flow through Oxnard or down to Camarillo. School district (Hueneme School District) has more variance than neighboring districts.

Good to know
Yes — Port Hueneme is its own incorporated city with its own government, school district, and police force, surrounded on three sides by Oxnard. The two cities share much of the same coastline and economic base, but Port Hueneme operates separately.
Around $650K — the most affordable coastal housing in central Ventura County. Comparable Oxnard inventory typically runs 15-25% higher; Ventura runs 35-45% higher.
Yes — Port Hueneme is one of the most veteran- and military-friendly housing markets in the region given its proximity to Naval Base Ventura County. VA loan transactions make up the majority of monthly closings; sellers and listing agents are accustomed to VA financing and most transactions move smoothly.
Several factors: smaller school district perception, smaller commercial core, older overall housing stock, and a working-class identity that hasn't undergone the gentrification of some Oxnard neighborhoods. The pricing differential is real and consistent — buyers who research block-level conditions often find meaningful value here.
Yes, in the Surfside neighborhood and beach-condo corridors. The city's beachfront is publicly accessible with a city-operated beach park, and Surfside houses are within walking distance. The walkable beach-adjacent corridor is small but real.
Port Hueneme is the city; Hueneme is shorthand or used in some contexts (Hueneme School District, Hueneme HS). Locals use both interchangeably; postal addresses use Port Hueneme. The naval installation is officially Naval Base Ventura County's Port Hueneme installation.
A few — Surfside Mobile Home Park has 55+ sections, plus several smaller condo communities. The 55+ inventory is small; many regional 55+ buyers also evaluate Camarillo Springs and Leisure Village.
Most of Port Hueneme is as safe as any small California city. Verify block-level statistics through the Port Hueneme Police Department for any specific address.
