Moving from Los Angeles to Ventura County

What it’s actually like to leave LA for Ventura County — written for someone who wants more house, less traffic, and a coast they can walk to.

The short version

Most of the people I help move from LA to Ventura County have the same general story: they’re paying $4,500 in rent for an 800-square-foot 1-bedroom in West LA, they’ve had two mediocre years of commuting, and they hit a tipping point — a kid, a remote-work mandate, a divorce, a parent moving in. They want more house, more outdoor time, and a town that feels like a town.

Ventura County is genuinely closer than most LA folks think. Camarillo is 50 miles from West LA — the same distance as Long Beach, just in the other direction. The 101 actually moves at this end. And on weekends, you’re 20 minutes from a beach that isn’t crowded by 9am.

What’s real to know up front: it isn’t LA. The food scene is much smaller. There is no Roosterfish, no Republique, no Sqirl. Restaurants close at 9. The trade is genuinely a trade — but if the trade lines up with your life, it’s a good one.

  • More house. A median-priced 3-bed in Ventura County buys you what an 800-sqft 1-bed costs to rent in West LA.
  • Real outdoor access — beaches that aren’t parking lots, mountains 20 minutes inland, no traffic to either.
  • A commute that bottoms out around 90 minutes to West LA on the absolute worst days. Most days you don’t commute at all.
  • Year-round 60-78°F. No actual winter. Mild summers because of the marine layer.
  • Schools that don’t require lottery-ticket private placement.

What you give up

  • Restaurant variety. You’ll plan a Westside dinner trip every few months because you want it.
  • Spontaneity. You won’t pop out for live music, late-night anything, or a great gallery on a Tuesday.
  • The actual film/TV industry adjacency, if that matters to you for work or community.
  • A 4-hour radius of bigger cultural anchors (no Disney Hall, no MOCA, etc., on a casual basis).

The commute reality

From Camarillo or Thousand Oaks, the 101 to West LA is 75-120 minutes in the morning, 60-90 minutes in the afternoon. From Ventura or Oxnard, add 20-30 minutes. Metrolink runs from Oxnard to LA Union with 4-6 trains a weekday — about 1hr 50 each way, with the bonus that you can work the entire time. Most of my LA-relocation clients land on a hybrid: 2-3 days remote, 1-2 days driving, 1 day Metrolink.

What the climate is actually like

Coastal Mediterranean — basically what LA was before the urban heat island. 60-78°F most of the year, 50-low-60s in winter, peak summer rarely above 85°F at the coast. The marine layer (May Gray / June Gloom) does sit until 10-11am along the coast for parts of late spring. Inland (Thousand Oaks, Simi) runs 5-15°F hotter in summer and clearer in spring.

Pleasant Valley (Camarillo K-8), Conejo Valley Unified (Thousand Oaks), and Las Virgenes Unified (Westlake) all consistently outperform comparable LA Unified zones. Public school is a real option here, which is a big shift if you’ve been navigating LAUSD lottery placements or paying private tuition.

Is moving from LA to Ventura County a good idea?

It depends on which LA life you’re leaving and which Ventura County life you’re building. If you’re commuting daily to a Westside office, Thousand Oaks is the most realistic landing. If you’re fully remote or hybrid, the entire county opens up. If you’re leaving for outdoor lifestyle (surf, mountain, beach access without traffic), Ventura or Oxnard Shores are the strongest plays. The clients who regret the move are usually the ones who didn’t honestly evaluate their commute requirement before pulling the trigger.

How long is the commute from Ventura County to LA?

60-90 minutes from Thousand Oaks to West LA in good traffic; 75-120 minutes from Camarillo; 90-130 minutes from Ventura. Reverse direction in the afternoon shaves about 20 minutes off. Metrolink from Oxnard to Union Station is roughly 1hr 50 with 4-6 weekday departures.

What’s the cost of living difference between LA and Ventura County?

Housing is materially cheaper — typically 25-40% less for comparable square footage. Auto insurance is meaningfully lower. Restaurants and groceries are roughly comparable. The single biggest savings line is housing; everything else is within 10-15% either direction.

Are Ventura County schools better than LA schools?

On standard metrics (test scores, college-prep outcomes, teacher experience), public schools in Camarillo, Thousand Oaks, Newbury Park, Westlake, and Moorpark consistently outperform comparable LAUSD high-school zones. The variance in LA is enormous; the floor in Ventura County is meaningfully higher.

Will I miss LA?

Most clients tell me yes for the first 6 months — specifically food, music, and the late-night spontaneity — and no after about a year. The pattern: most LA buyers underestimate how much weekend outdoor access changes the math. You stop driving to nightlife when there’s a beach you can walk to.
