Moving from the Bay Area to Ventura County

Lower prices, warmer winters, and a coast that doesn’t require a fleece in July. What you actually get — and give up — moving from SF, Oakland, or the Peninsula.

The short version

The Bay Area-to-Ventura County buyer is usually a remote-work household whose Bay Area mortgage payment is making them sick, a buyer entering retirement, or a household that wants Southern California weather without LA. The math is appealing: a $1.4M Bay Area condo is a 4-bedroom in most of the county, with the same property tax structure (Prop 13).

What surprises Bay Area movers most is how different the climate is. The Bay’s relentless cool fog and chronic 55°F July evenings are gone — Ventura County summers are 70-80°F, winters are 55-70°F, and the sun shows up. The downside: it’s noticeably less progressive politically, the food scene is much smaller, and the tech-startup adjacency is gone.

If you’re moving for lifestyle — beach, sun, more house — the trade works. If you’re moving to keep working in tech and need to be in person periodically, factor in that LAX is a 90-minute drive south and SF is an hour flight up.

  • Beach culture that isn’t cold-water-only — you can swim, not just look.
  • Less tech intensity, more old-California feel.

What you give up

  • Direct flight access (Ventura is OXR/Camarillo small; LAX is the real airport, 90 minutes away).
  • Restaurant and culture density. SF has 5x the restaurants per capita.
  • Tech-job density and in-person network. If you need to be physically near companies, this isn’t it.
  • Public transit. The Bay has BART; Ventura County has Metrolink and a county bus system.

The commute reality

If you need to keep a Bay Area job in person periodically, plan for it: Ventura → LAX is 90 minutes by car, then a 75-minute flight, then Bay Area transit on the other end — so call it 4.5-5 hours door-to-door. Many remote-work Bay Area movers fly back monthly or quarterly. Locally, commuting within Ventura County is short and rarely freeway-traffic-bound.

What the climate is actually like

Ventura County is hotter, drier, and sunnier year-round than coastal Bay Area. July highs are ~75°F (vs. 67°F in SF). January lows are similar (~47°F), but VC sees fewer rainy days and meaningfully more sun. The marine layer (May Gray / June Gloom) is the closest analog to SF’s constant fog — but it lifts by 10-11am and is mostly limited to coastal strips.

Schools and districts

Public schools are stronger across the board than the average San Francisco zone. Conejo Valley Unified (Thousand Oaks), Pleasant Valley (Camarillo), and Las Virgenes Unified (Westlake) lead. The Bay Area has high-end public options too, but Ventura County lets you skip the school-zoning real estate gymnastics.

Moving from the Bay Area — common questions

Is Ventura County cheaper than the Bay Area?

Materially, yes. A 3-bedroom that runs $1.5-2M in SF or the Peninsula runs $850K-$1.1M in most of Ventura County. Property tax structure is identical (Prop 13). State income tax is identical. The cost-of-living gap is almost entirely in housing.

How is the weather in Ventura County compared to San Francisco?

Warmer, sunnier, and drier. Summer highs in Ventura County average ~75°F at the coast (vs. 67°F in SF) — and you actually feel like it’s summer. Winters are similarly mild (47-65°F) but with significantly less rain and far more sun.

Will I be too far from a major airport?

LAX is a 90-minute drive (sometimes 2 hours in peak). Camarillo and Oxnard have small regional airports (CMA, OXR) but no scheduled commercial service. Most Bay Area movers who travel for work fly out of LAX 2-4x/year and accept the drive.

Is the politics different?

Yes. Ventura County is meaningfully more centrist than SF or the East Bay — local elections often turn on small margins, and the political culture is closer to suburban California than urban-progressive California. For some movers this is a feature; for others a friction.

Can I keep my Bay Area job remote?

Most of my Bay-to-VC clients do. The pattern that works: full remote with quarterly in-person trips. Hybrid (1-2 days in office) is workable but expensive — you’re flying down on red-eyes most weeks.
